Location: Colindale, Barnet, London

Phase 1 delivery of the Grahame Park Estate SPD consisting of 1083 homes, including a local centre with community hub and retail provision. The masterplan retains existing assets such as green spaces, mature trees and a local park. Homes are designed to provide views onto streets, a mix of amenity spaces, dual aspect for good ventilation and secured parking. To manage the delivery, designs were based upon a pattern book of house types that could be repeated in the form of villas, mansion blocks, terraces and mews typologies.
